Text: The visit comprised a non-invasive, visual inspection of the readily accessible areas of the property at the time of attendance. The inspection was limited to those parts that could be safely and reasonably viewed without the use of specialist access equipment or the removal of fixed coverings, fittings, floor finishes, furnishings, stored items, or building fabric. No opening, testing, dismantling, or moving of elements was undertaken

Areas that were concealed, obstructed, or inaccessible at the time of the visit — including roof voids, sub-floor voids without safe access, enclosed ducts, and areas behind fitted furniture or floor coverings — were not inspected and their condition cannot be confirmed

Services and installations, including gas, electricity, water, drainage, heating, and mechanical systems, were not tested and any comments are based on visual observation only. Where there is uncertainty regarding condition, safety, or compliance, further specialist inspection is recommended

The inspection reflects the visible condition of the property at the date of the visit only and should not be relied upon as a guarantee of future condition or performance
